Common Water Heater Problems

A problem with a water heater does not always mean the unit needs to be replaced. Some common signs, and what can cause them, include:

  • Not enough hot water. This can come from a heating element or dip tube that has failed, an incorrectly set thermostat, buildup in the tank, or a unit that is too small for the building.
  • Hot water that smells like rotten eggs. This can be caused by bacteria in the water reacting with the anode rod, which is a part inside the tank that can be replaced.
  • Water around the base of the unit, which can come from a loose fitting or valve, or from the tank itself.

We look at the water heater, find out what is causing the problem, and explain whether a repair or a replacement makes sense. If a water heater starts leaking after hours, call (954) 748-9271, because we answer the phone 24 hours a day and send a plumber out that night.

Tank and Tankless Water Heaters

We work on both tank and tankless water heaters. A tank model keeps a supply of hot water ready to use, while a tankless model heats water as it flows through the unit. Gas models run on natural gas only, since we do not work with propane.

The right type for a home or business depends on how much hot water is used at once, how much space there is, and whether the gas line or wiring can handle it. The water coming into buildings here stays warm all year, so a tankless unit has less work to do than it would in a colder place, and that changes what size unit is needed.

Repair or Replacement

How long a water heater lasts can vary with the type of unit, how much hot water is used, and how well it has been maintained. If a water heater is old, has needed a lot of repairs, or leaks from the tank itself, it may make more sense to replace it than to fix it again.

We go over the options with you, and you get a written price before any work starts. We pull permits where required, and estimates are free.
